Yarralumla wraps around the western end of Lake Burley Griffin — heritage cottages inland, embassy compounds along the lake, and strict planning controls on anything visible from the water.
Yarralumla's housing stock is broadly 1930s–60s + waterfront, which means clean truss roof cavities, generous eaves for outdoor unit placement, and enough block area on most sites to sit a condenser well away from bedroom windows. That combination makes Yarralumla one of the more predictable ducted retrofit suburbs — quotes rarely surprise us on site.
